For the fastest possible review, you must submit three sets of plans on paper at least 18" X 24". Plans must contain certain essential information and drawings. We do not accept plans for review without the following information:

• Legal Description - A complete legal description (preferably on the site plans if description is in metes and bounds). If property is a split lot or if metes and bounds are less than five acres, a deed approval may be required.
 

• Site Plan - The site plan must be drawn to scale with a north arrow, on paper at least 18" X 24" and accurately depict:
 

Location and dimension, in feet, of all property lines, right- of-way lines and public and private easements.
Location and dimensions of all structures, drives, parking (including handicapped provisions), landscaping, screening and lighting (existing and proposed).
Location of existing and proposed fire hydrants (see fire code review).
 

• TIP - Site plans are not required for remodel projects which do not include any exterior work or change of use. A "key plan," however, is required if the proposed project is in a multi-tenant building or floor.
 

• Footing and Foundation Plan - Footing details and foundation plans drawn to scale on paper 18" X 24" or larger.
 

• Floor Plan - Drawn to scale on paper 18" X 24" or larger accurately depicting:
 

Existing and proposed walls, doors and windows and their sizes. Accessibility features (handicap requirements) including ramps and restrooms.
Seating and/or equipment arrangement.
 

• TIP - Extra review time and phone calls can be avoided if your plans make clear what is proposed and what already exists. When the plans examiner can readily determine exactly what is proposed, the time spent getting clarification is saved.
 
• TIP - If the structure proposed is a high hazard classification, or if storage or use of paint or chemicals is planned, Material Safety Data Sheets, a list of quantities of hazardous materials to be stored and detailed explanations of the operation or process to be performed are required.
 
• Wall Sections - Wall section details including composition of walls, any fire rated assemblies or firewalls and exterior and interior finish materials.
 

• Exterior Elevations - Drawings of exterior elevations must accurately depict the final "look" of the structure.
 

• Structural Plans - Structural plans and details must show the essential building framework and how structural framing members will be connected. This plan is required on new construction and remodel projects which alter or replace existing structural members with new framework.
 
• TIP - An architect or engineer licensed in the State of Oklahoma is generally required to design assembly-use type buildings and large buildings which involve long spans of structural members. Ask Plan Review staff about architect or engineer requirements.
